Messrs A. Wycherley has been selling properties in and around Lewes for approximately 160 years. Now, with our new website, we offer you up-to-date technology but still give you our original personal values of heritage, charm, local expertise and personal, professional service. Charles Wycherley, with nearly 30 years of service to Lewes property, is head of sales and marketing and offers you the following unique quality service.

Fees

We are utterly straightforward with fees and currently charge 1% plus VAT for selling your property. Multi and joint rates are negotiable although, of course, we are confident that we can sell your property without the need for another Agent!

Our Focus

We concentrate all our energy on selling your property. We do not constantly 'cold' call you or bombard you with letters and promotional material to prise you away from your current Agent. If we are spending all our time trying to take your property from another Agent then we are not concentrating all our energy on selling our client's houses. We rarely lose sales and, once a sale is agreed, are robust in the way we hold sales together, which is a major strength. Our approach is straightforward and traditional, we look to sell your house at the best possible price.

Staff

All our staff are local and have been with us for a very long time. This shows a mutual respect and has thus built up considerable knowledge of the industry and the area. This is another unique quality of our firm.

Agency Contracts

We are the only Agent locally not to use contracts. At A. Wycherley, you simply sign our instruction letter agreeing the fee when we sell and that's it! We firmly believe that your house is your asset and you should be free to move Agent, should you so wish, without having to wait for a contract period to expire or by giving two weeks written notice. We believe a contract is entirely for an Agent's benefit, not your own.

Boards

We do not insist on sale boards although can tell you of the many occasions when a board has sold a house. When a board is requested, we will not put a ‘sold’ banner up until contracts have actually exchanged. The reason for this is simple. If someone sees a 'sold' board they may not contact us and ask about the property which means we lose the opportunity to keep a note of their interest in the, hopefully unlikely, event that the sale falls through. We believe a 'sold' board on a property that is only 'under offer' is entirely for an Agent's benefit, not your own.
